The two Land Registry data products.
HM Land Registry provides two different ways to access property data programmatically. Understanding which one applies to your use case determines what can be built and how.
Business Gateway API
The main professional API — title register access, ownership verification, charge searches, official copies and title plan retrieval. Charges a fee per search. Access requires registration as a Business Gateway customer, which is available to conveyancers, solicitors, lenders, mortgage brokers and property professionals. If your firm already uses Business Gateway, I build the integration. If you don’t, registration is part of the scoping conversation.
Price Paid & Open Data
Free, publicly accessible datasets covering every residential property sale in England and Wales since 1995. No professional registration required. Returns sale price, date, property type, tenure and address for any property. Used by estate agents, property portals, mortgage brokers and PropTech platforms for comparable sales data and transaction history.
Most professional use cases — conveyancing, lending, property due diligence — use the Business Gateway API. Estate agent and PropTech use cases often use Price Paid data or a combination of both. The right route depends on your use case, which I’ll confirm during scoping before any quote is agreed.

Most conveyancing firms already have Business Gateway access and use the portal manually. Why a plugin won’t cut it.
No mainstream plugin provides HM Land Registry integration. The Business Gateway API requires professional credentials, a specific authentication flow and per-search cost management — none of which a generic plugin handles. Do I need a Business Gateway account before the build can start?
For title register access, yes — Business Gateway credentials are required. Most conveyancing firms, solicitors and lenders already have an account. If you don’t, registration is via HM Land Registry’s Business e-services portal. I advise on the right account type during scoping and the registration process is straightforward for regulated firms. For Price Paid data integrations, no Business Gateway account is needed.
What does Business Gateway charge per search?
Business Gateway charges vary by product. Title register official copies are currently £3 per title. Other products have different rates. These are charged directly by HMLR to your account — they’re not included in the integration build cost. A well-built integration caches responses where appropriate to avoid unnecessary repeat charges.
What data does the Business Gateway API return?
Title register information (ownership, charges, restrictions, easements), official copy documents, title plan images, and bankruptcy searches. Personal proprietor address details are restricted in certain contexts for privacy reasons. The data returned depends on which Business Gateway products your account is registered for.
What does the Price Paid API return?
Every residential property sale in England and Wales lodged with Land Registry since January 1995. For each transaction: sale price, date of transfer, property address, property type (detached, semi-detached, terraced, flat), whether it was a new build, and tenure (freehold or leasehold). Updated monthly. Free to access with no registration required.
Does it cover Scotland and Northern Ireland?
No. HM Land Registry covers England and Wales only. Scotland uses Registers of Scotland and Northern Ireland uses Land Registers of Northern Ireland — completely separate systems with different APIs and different access routes. If you need coverage across all UK nations, that’s a different and more complex build.
Can the integration monitor properties for changes?
Yes — the Full Property Data Suite tier includes a monitoring layer that checks specified properties on a schedule and alerts when something changes: a new charge registered, an ownership transfer, a restriction added. This is useful for portfolio managers, lenders with secured assets, and firms with ongoing due diligence obligations.
How does this differ from using the Land Registry portal manually?
The portal is a human interface — someone has to log in, search, download and file the result manually for each case. The API integration does that automatically, triggered by events in your system, with results written directly to the case or record. For firms handling volume, the time saving is significant. For regulated firms, the auditable automated record is an additional compliance benefit.
How long does a Land Registry integration take to build?
Price Paid integrations typically take around one week. Business Gateway integrations take approximately two weeks. The Full Property Data Suite with monitoring takes around three weeks. Timeline starts once scope is agreed, the quote is accepted and the deposit is paid.
